Share your thoughts about a proposed rezoning at 14603 95 Avenue NW.

As part of the Crestwood Community League's ongoing efforts to keep the community apprised of matters relevant to our neighbourhood, we wish to bring the following information to your attention.


On December 15, 2025 a rezoning application for 14603 95 Avenue NW will be presented to City Council in a public hearing. The application proposes that this property be rezoned from Small Scale Residential Zone (RS) to Small-Medium Scale Transition Residential Zone (RSM h12.0).


What does this mean for me?

Since January 1, 2024, 95 Avenue has seen the development of several multiplex infills, all within the RS zone. Rezoning to the RSM zone will allow for:

-additional height,

-additional site coverage, and

-additional building length.


Unlike the RS zone, the RSM zone specifies no maximum on the allowable units per lot.


In addition, the decision to include parking on site is up to the discretion of the developer; it is not required under the RSM h12.0 zone. In this case, the developer has indicated that they plan to provide some on-site parking.


It is important to note that the developer is not required to follow through on their stated intent, should the rezoning application be approved. In fact, the Board understands that the developer could choose to eliminate on-site parking, sell the property, develop rental units (currently the developer has stated they intend to construct condominiums), or implement any other type of development broadly allowed under the RSM h12.0 zone, should the zoning application be approved.

What can I do?

The public hearing on December 15, 2025 will be the last time Council members can hear from the community about this rezoning application before they make their decision.
